    WALLENPAUPACK LAKE ESTATES
    PROPERTY OWNERS ASSOCIATION
    BUILDING COMMITTEE
    April 12, 2008

The April 12, 2008 meeting of the Building Committee was opened at 9:00 AM.  In attendance were Chairman George Greig, members Sandi Boyer and Al Cuccinello; also attending were Board Representative Ted Couillou, and Building Compliance Officer Larry Milliken.

    Old Business

Larry presented the committee with copies of the updated Building Regulations.  Included are regulations discussed at the Nov. 2007 meeting.

    • Porta-Johns are now required for new home construction until a functioning toilet is available in the house.
    • Permits for sheds, free-standing garages, gazebos, and decks are now valid for 6 months.
    • The regulation prohibiting overnight parking of large vehicles was increased to 10,000 pounds gross weight.

    New Business

A homeowner presented his plans to replace his old (1970s) modular home with a new stick-built home.  He is requesting a variance for the 60 ft. setback.  The new house will extend a few feet into the setback, but this footprint is less than current house now occupies in the setback.  There are basically no neighbors from whom to request opinions.  The committee unanimously recommends a variance be granted.

There was discussion with a recommendation that a contractor or person directly involved in construction not be the Board Representative to the Building Committee so as to avoid any appearance of conflict of interest.  The committee did request that such a person would be available for consultation if needed.

There were 9 new house permits since the last meeting; 7 new house permits this year and 10 other fee permits since the first of the year. (Total houses = 1307.)

Next meeting is May 3, 2008 at 9 AM.  Meeting adjourned at 9:40 AM.

    Respectfully submitted,

    Sandi Boyer

    Secretary
